Average square meter prices rose by 16 percent nationwide in the first quarter of 2025 compared to the same period last year, according to data from zenga.hu. Newly built apartments and second-hand apartments in Budapest rose the most. At the same time, rental prices decreased in the first three months of the year.

March brought an even stronger increase than the first two months of the year in the price of old three-room apartments. After the 8.6% increase in December compared to the same month in 2023, in January the market accelerated by 9.5% in asking prices, and in February the pace exceeded 11 percent, so that in March the increase was 12.7%.

In the first quarter of this year, the average price per square meter of apartments was 16 percent higher than a year earlier.
